Do you have an FHA OR VA Loan from 2019-2022?
Most FHA and VA homeowners are unaware that there mortgage can be assumed by a new buyer. If your loan originated in 2019-2022, you most likely have a significantly lower interest than today's makret. This offers the HUGE benefit of a reduced interest rate that buyers are willing to pay a premium for. Plus there are other benefits such as no appraisal or origination fees.
Your loan servicer is NOT the right resource to get the job done.
Even though your home mortgage may be assumable, your current lender isn't the right contact to get answers. Lenders are great at what they do - create new mortgages. HOWEVER assumable mortgages are a special niche market that require the right resources to ensure a smooth transaction. Starting with your lender would delay the process.
